The purpose of a Building and Pest Inspection is to provide independent advice to a Prospective Purchaser or other interested parties regarding the condition of the property at the time of inspection.
Our inspections and reports are conducted with the FULL assessment of the property for our clients. Yes, there may be some defects, but there are likely also positive aspects which we will include to provide a comprehensive summary of the condition of the property at the time of the inspection.
The inspector(s) will walk you through the property upon completion of the inspection to explain their findings and answer any questions you may have. We look at this as educating the buyer about the property they are about to purchase. As an example, why that crack in the wall may or may not be a structural defect, why that air conditioner drain connected to a drain is a good practice.
All houses have defects, but it is important for you as client to know whether it is just cosmetic and can easily be rectified or whether it is something more serious. This process eliminates the fear and you can with confidence decide whether to purchase, knowing you have a comprehensive understanding of the inspection report.
You may be selling your home or preparing it for going to market. A pre-sale inspection will educate you as to the condition of your home and the areas that may cause concern as well as the good aspects of your home that the prospective buyer may value too. This will also remove any surprises which may arise between you securing a sale and closing the sale of your home.
You have access to information sessions in the form of onsite office visits or on-site practical explanations and demonstrations at a property of your choice. We will explain how our inspections are translated into report form. This way you are equipped to deliver an informed service to your client.
